Short description
On João Davino Avenue in Maceió, a 5,089.85 m² plot hosts a transformative architectural vision blending public and private spaces. Two corporate buildings with active facades embody the dynamic coastal city's essence, harmonizing these domains.
The design features a unique structure connecting the public street area to semi-public spaces with parking on the first and second basement levels. This transition leads to two underground parking levels and private towers, optimizing space efficiency and user interaction.
The corporate towers have conventional glass facades with terraces and planters. One tower, designed with grids, shades, and planters, caters to medical offices, ensuring environmental protection and privacy. The other tower, for commercial offices, integrates terraces with vegetation for a more organic atmosphere.
At ground level, fully permeable public spaces with special flooring connect to the sidewalk, encouraging pedestrian entry. An internal gallery leads to various services, with glass-clad stores fostering an inviting street relationship. Vegetation and large openings for natural light and air circulation create a green oasis, enhancing environmental quality and worker well-being.
The ten typical floors offer 28 units per floor, ranging from 58.00 m² to 74.00 m², with a duplex on the roof. Two basement levels provide 354 parking spaces. The focus on vegetation and large recessed openings creates functional workspaces that promote well-being and connectivity to the surroundings.
With two basements, two mezzanine levels, and towers featuring ten floors and a rooftop helipad, the project addresses corporate needs while incorporating coastal nature and local habits. The towers naturally integrate into Maceió's urban landscape, offering leisure, services, and a new working and service experience in the city.
