Overview

Factory City to Education City transforms part of the historic Olivetti industrial complex in Ivrea, Italy, into a contemporary educational and cultural campus. Rather than treating the existing factory buildings as static artifacts, the project explores adaptive reuse as a strategy for extending their social, architectural, and environmental value.

The proposal preserves the reinforced-concrete structure of the existing factory while introducing a lightweight steel system to accommodate new educational and public programs. This contrast allows the new intervention to remain visually distinct while maintaining a dialogue with the industrial character of the original architecture. Existing structures become an active framework for new uses rather than obstacles to redevelopment.

At the center of the project is a multifunctional theater that serves both the educational campus and the surrounding community. Its flexible performance spaces support lectures, exhibitions, performances, and public events, extending the building’s role beyond a conventional academic facility. The theater becomes a civic gathering space where education, culture, and community life intersect.

A continuous circulation spine connects the theater with classrooms, gathering spaces, landscape platforms, and existing buildings. Instead of separating circulation from program, movement becomes part of the architectural experience. The sequence of interior and exterior spaces encourages informal encounters while creating stronger connections between the campus and the surrounding urban fabric.

Material selection reinforces the relationship between old and new. Industrial materials such as exposed concrete reference the site’s manufacturing history, while steel, glass, and lighter contemporary elements introduce transparency and openness. The architecture intentionally avoids reproducing the historic language, allowing different periods of the site to remain legible.

Sustainability is approached primarily through reuse. By retaining existing structures and adapting them to new functions, the project reduces unnecessary demolition, material consumption, embodied carbon, and disturbance to an already developed urban site. At the same time, the transformation gives underused industrial buildings renewed civic relevance.

Factory City to Education City ultimately proposes that preservation should not mean freezing architecture in time. Through careful intervention, historic infrastructure can support new forms of education, culture, and public life while preserving the memory embedded within the existing city.
